Halloween has now come and gone once again. Now we need to start planning the next big holiday which is Thanksgiving. Wow, this year has gone by so quickly. We are looking for a turnaround in the Myrtle Beach real estate market around spring time so we are preparing for the shift. While we are waiting Larry is starting a new real estate radio talk show Sundays at 9:00 am on WRNN 99.5 FM, so please listen in and hear what he has to say about the current conditions. Also, from time to time we will have other professionals on air to discuss the real estate market from their industry's perspective.

It is October and the fall season is here. The area has gone into Auction mania. Saturday was a sad day for many when the properties that came up to auction could not even get a bid, yet there are a few other companies still planning on an auction. We will see if that is the way to go. It does not look like it is. We have too much going on here in Myrtle Beach to not know that the market will come back. It will just take a little time to even out. Construction is going well on several of the new features around town, such as the new Hard Rock Theme park, and Ruth Chris Steakhouse. This is why we believe that the Myrtle Beach turn around is just around the corner.

As we begin 2007 we wanted to give you an outlook of the Myrtle Beach real estate market. You can read something different everyday in the newspaper about real estate. Fortunately, we are reading some of the most positive comments today than we have in the past year. We feel that the major changes in our market are primarily due to the investors purchasing property, and then selling their purchases at a profit. The investor's purchases have increased the development of new property trying to keep up with the demand.
Now that there is such a wide variety of property and condos available, we are beginning to see lower prices. There is still property available in Horry County that is priced significantly lower than the 2005 average highs.
We believe that an improvement will continue to be seen throughout 2007. The one thing that people from other parts of the country realize is that our prices are considerably lower than other resort areas. In 2006, the average prices of homes, land, and condos across the board in Horry County have seen an increase over 2005. However, the duration on the MLS has exceeded the previous year, primarily with oceanfront condos.
This is an exciting time of growth in Myrtle Beach that will promote sales of real estate. We have a new Hard Rock theme park with a cost of over $400,000,000 being built, we anticipate a new airport terminal to be built that will double the number of gates, the Main Street connector in North Myrtle Beach will be completed in early 2008, the groundbreaking for a new Coastal Carolina University Arena will transpire in the early part of 2007, the Market Commons on the old Air Force base is being developed, and yet to be announced developments at the former Myrtle Square Mall and the Pavilion Amusement Park.
